I own a 1972 manufactured home and want to move it on to five acres of land. Will I have to do up grades for it to be moved to get it on land?

I own a 1972 manufactured home Broken Arrow and want to move it on to five acres of land. It is pretty much the same as it was in 1972, will I have to do up grades for it to be moved to get it on land?

Don't Move a Pre HUD Home

It's a waste of time, money and effort to move a PRE HUD (built before June 16, 1976). I can't speak for Idaho because I'm a California general and manufactured home contractor, manufactured home dealer and developer and real estate broker, investor and property manager, expert witness, consultant and troubleshooter at large.

But I can tell you that in California there are many problems and obsticals i.e. the caustic and carcinogenic chemicals i.e. formaldehyde and asbestos that will get upset and displaced is a deal breaker from the get go.

Also there are regulations from city to city and county to county governing the installation protocol i.e. site preparation, infrastructure i.e. electric, plumbing, sewage, etc. A MH that old would have to be heavily adapted and up graded to conform to all those new requirements i.e. 100 amp panels, ABS sewage, copper pipes, etc

Then there's insulation issues and perhaps even fire sprinkler issues that may need to be addressed depending on the location of the home. At the end of the day you may find it more practical to abandon the notion of a PRE HUD in favor of a new MH.

Lastly and perhaps most importantly once you move a MH Pre HUD or new from its original situs you, or more importantly, anyone you sell it to would never be able to qualify for an FHA guaranteed conventional 30 year loan. This may not be a concern for you but it may very will be for anyone wanting to purchase your home.
